Apt…Villa…Townhouse…Condo?

So Burnt Tavern Manor Condominium (BTMCA) is made up of different types of units. And very often with conversation with fellow neighbors there is a confusion of what type of unit they have or what defines one unit from another. So here’s a bit of help.

Burnt Tavern Manor is a condominium style of development. It means that there is a shared common area and the individual unit are owned separately. So by definition, we are 366 condos.
Condo is the type of property owned.

Now let talk style. BTMCA has three “styles” of units.
The apartment style. There are 152 units of this type. These are located on Northrup Dr and Newport Ct. Their size ranges from 990 sf up to 1082 sf depending on wherther a one bedroom or two bedroom. These units are on one level over or under another unit. One noticeable feature if the outside deck or porch.

The townhouse style. These are define by a couple of features. These have front and back doors. Are set up in a row house fashion and own land in the front and rear of the property. Typically 1360 sf with one exception of 14 Foxwood Ct., the largest unit, at 1440 sf. This was the original sales office.

The villa style. These are the Twin Lake area. And tough the name sounds more exotic, it was a marketing plan. By definition, “villa” would be a separate house with yard and a veranda. Something common in Europe. These units were originally referred to as apartments. But in order to sound more appealing for marketing and to get higher prices and speedier sales, three specific terms were added. “Twin Lakes Region”, “Villas” and “Townhouses”.
The reality is they are two story apartments. 1082 sf in size. They have ownership similar to the one level apartments in that no property is owned outside the unit.

So simply put, all the units are condos by definition. And despite creative marketing there are apartment styles (1 and 2 story) and there are townhouses.
